Interior Design
Design for adaptive re-use projects and building refurbishment projects should be informed by an awareness of historic fabric, its significance, and performance, equal to a penchant for innovative design and contemporary architectural language.
Planning Applications
Planning Applications are required for works to Protected Structures, Monuments, and for some works within ACAs and Z2 Conservation Areas that would impact the salient character of the building / area or result in material alterations to historic fabric.
Architectural Heritage Impact Assessments
The sensitivities and significance of the building inform a heritage-based assessment of impacts likely to be caused by proposed development, along with suggested mitigation measures.
Section 9/10 Applications
Some less-invasive works to Protected Structures, such as repairs and minor alterations to non-historic fabric may be considered Exempted Development.
Conservation Reports
A history and development of the building as well as a Statement of Significance to demonstrate an understanding of the building fabric is required. This is followed by a detailed Architectural Description, as well as a condition assessment and recommendations for repair.
Planning Observations & Appeals
I am experienced in the planning appeals process and in providing expert testimony at An Bord Pleanála Oral Hearings.
Conditions Assessments
Thorough conditions assessments are required to inform appropriate methodologies and specifications for repair.
Tender & Construction Stage Repair Specs & Oversight
Thorough accounting for repair works and an understanding of traditional materials and their behavior during refurbishment projects is essential at project outset to help clarify budgetary constraints.
Emergency
Works
Urgent, safety-related works to Protected Structures require architectural heritage assessments and oversight.
Grant Applications
Built Heritage Investment Scheme and Structures at Risk applications are available annually to assist with repairs to Protected Structures.

Special requirements for properties or zones with archaeological significance are at the heart of many refurbishment projects.
